Stoneville Home Loan – Interest Rates

The Big 4 Banks, ANZ, The Commonwealth Bank, NAB & Westpac all have what is commonly classified as a ‘Pro-Pack’, which is where you pay an Annual Fee for a discounted Interest Rate, so long as the loan amount is greater than $250,000 in most circumstances.

I have been a Mortgage Broker since October 2005 and I have ALWAYS been able to deliver a lower interest rate than the Big 4 Banks when the Loan to Value Ratio (LVR) is less than 80%. What is LVR?

  • Loan Amount – $430,000 divided by Property Value $580,000 times by 100 = 74.14% LVR

If you have an LVR less than 80%, then I can beat the Big 4 Bank’s Interest Rate subject to the following criteria.

Stoneville Home Loan – Criteria

Stoneville Home Loan criteria consists of:

  • $50,000 – Minimum Stoneville Home Loan amount
  • $1,000,000 – Maximum Stoneville Home Loan Amount (amounts up to $2,000,000 will be assessed on a case by case basis)
  • Land classification is Residential or Rural Residential
  • Stoneville property not to exceed 10 hectares (24 acres)
  • Stoneville property is not being used to generate an income that is required to service the Home Loan
  • Town power and water is connected (Stoneville properties that do not have town water connected and instead use a bore or rain water will be assessed on a case by case basis)
  • Earning enough income to afford the Stoneville Home Loan, your other debts like Credit Cards or Car Loans and your ongoing Living Expenses without financial hardship. This can only be assertained after having a phone or physical meeting to discuss in further details.

Stoneville Home Loan – Refinance

When refinancing the maximum Loan to Value Ratio without having to pay a Lender’s Risk Fee or Lender’s Mortgage Insurance (LMI) fee is 80% and the maximum with my preferred lender when refinancing is 88% LVR. The LMI fee if the LVR is between 80% & 88% is capitalised on top of the loan amount, up to a maximum of 90%.
